The Book Barn Cottage is an easy 90-minute drive from Sydney and only two hours from Canberra. The perfect country retreat for couples, friends, families and book lovers!
Formerly the gatekeeper’s lodge of the historic 1839 ‘Bendooley’ homestead, in autumn 2011 this fully self-contained, spacious cottage was lovingly restored and completely refurbished in a warm, contemporary style.
It is set amidst the green rolling hills of the Southern Highlands, opposite the Bendooley vineyard and just a short stroll to the Berkelouw Book Barn and Antiquariat, which houses many rare and fine books, maps and prints.
The accommodation comprises two spacious bedrooms and two bathrooms (shower and one bath) and the house comfortably sleeps up to five people.
The master bedroom has a high quality king-size bed with luxurious linen and electric blankets, its own spacious ensuite, and a verandah overlooking the garden, with established trees and views of the Highlands.
The second bedroom features a high quality king-single with trundle and another king-single bed (with crisp white linen and electric blankets) and can accommodate three adults or three children.
Both bedrooms have generous built-in wardrobes, and large windows to appreciate the views of the garden, the vineyard and rural surrounds.
The light-drenched and cosy open-plan kitchen is well equipped, if you wish to cook for yourself, with a gas cook-top and oven, microwave, a kitchen grill (+ a gas barbecue on the veranda of the living room), fridge and freezer, dishwasher, and all necessary cooking utensils. Alternatively, you might like to wander up to the Book Barn to enjoy a coffee or lunch at bendooley bar & grill.
The Cottage’s dark wooden floors, plush new carpets, its palette of natural colours, comfortable contemporary furnishings, countless books, and open fireplace make the house instantly warm, welcoming and relaxing. In the cooler months the cottage is heated with a ducted gas heating system which provides a pleasant, even heat.
Entertainment options include an LCD television, a DVD/CD player with iPod connector, and a multitude of books of all genres.
The garden is lined on one side by a huge hedge and on the other side by a paddock. It is fully enclosed, which makes the cottage suitable for families with young children. There is off-street garage parking in front of the cottage for one car and plenty of space for further vehicles.
Most visitors arrive at the Book Barn Cottage with a load of groceries or order our “hide away” grocery basket, browse the in-house library or the Book Barn, light a roaring fire and don’t travel too far once they’ve settled in. However, there is plenty to do in the area and we are happy to share our personal favourites with you.

Terms and conditions:
The Book Barn Cottage is full of quality furniture, books, paintings, prints and possessions. We’ve invested a lot of time and love in renovating the property, so the overriding request is that you treat the house as if it was your home. It is a beautiful, relaxing and comfortable place and we hope you enjoy it and will return often.
1.) Check-in is no earlier than 2:00 pm unless otherwise arranged with the owner. Whenever possible we’d like to welcome you personally; otherwise, please call into the Book Barn to collect the keys. Should you arrive after 5:00 pm we will deposit the keys at a convenient location for you on the property.
2.) Check-out is no later than 11:00 am on the day of departure, unless otherwise arranged with the owner.
3.) Use and guest numbers: The cottage is available for holiday rental only, ie: no parties or functions without prior written approval from the owner. No more than 5 adults in the house overnight. Children under the age of 24 months are welcome. Please provide your own travel cot. Sorry, no pets permitted. The cottage is non-smoking.
4.) Excess cleaning and damages: Please respect our lovely cottage and leave it clean and tidy. Furniture must be left in the same location in which it was found. Please ensure that dishes and cooking utensils are washed and put away prior to departure. Additional cleaning time will result in a charge of $38 per hour.
Accidental breakages occur. Please advise us of any breakage so we can replace the item(s). Damage through misuse will incur a repair or replacement charge, plus a 15% administration fee.
5.) Payment policy: We require a deposit of 50% at the time of booking and the balance of payment 30 days prior to arrival. We will also require a credit card authorisation of $500 as a security deposit against loss or damage upon your arrival. This deposit will be reimbursed within 24 hours of your departure. Your credit card will only be charged in case of breakage, loss or damages and/or excess cleaning.
A registration form will be emailed or faxed to you. Please pay the deposit and return the registration form along with a photocopy of your driver's licence to confirm the booking.
6.) Cancellation policy
Cancellation charges will apply as follows:
- No cancellation fee will be charged up to 30 days prior to your arrival.
- 14 to 29 days prior to your arrival – 20% of accommodation charge as booked.
- less than 14 days – 50% of accommodation charge as booked.
- less than 48 hours or no show – 100% of accommodation charge as booked.
If you have to cancel your booking please let us know as soon as possible. We will not charge a cancellation fee if we are able to re-book your dates.
Attractions & Activities
There is plenty to do in the area, both on and off the property.
The historic village of Berrima is located only 3km down the road, and Bowral, Mittagong, Moss Vale, Fitzroy Falls and Robertson are only a short drive away.
The Southern Highlands offer something for everyone, from vineyards and cellar doors to fine dining and casual country fare. If you like shopping you might like to visit the antique and furniture shops, book shops or clothing boutiques, or explore the local weekend markets, where you can make all sorts of eclectic discoveries.
There are museums and art galleries galore, and numerous spas and salons where you can relax and be pampered. For the more active, there are three golf courses close at hand, many magnificent cool-climate gardens, and national parks that offer activities such as bushwalking, canoeing and abseiling.
The Illawarra Fly tree top walk and Wombeyan Caves make interesting and entertaining outings, as do the beaches and towns of Nowra and Kiama.
